Description
The University is seeking a qualified general‑contractor to execute comprehensive exterior renovations of the Niskanen Apartments complex on the NDSU campus. The work includes full roof replacement, window replacement, exterior siding removal and re‑installation, gutter and downspout replacement, weather‑barrier installation, exterior painting, and related site‑work such as splash‑block installation and repair of exterior metal components. The contractor must provide performance and payment bonds, carry builder’s risk insurance, and comply with detailed material specifications for metal façades, roofing shingles, windows, and exterior finishes.
• Roof: remove existing asphalt shingles, inspect/repair deck, install new architectural shingle system with ice‑and‑water barrier and required ventilation.
• Windows: supply and install new black‑fiberglass double‑hung units (Pella/Marvin or equal), include blinds, and replace sills with Corian where required.
• Siding/FAçade: install prefabricated metal siding (board‑and‑batten, random‑lap, horizontal plank), new metal fascia, gutters, downspouts, and associated flashing per SMACNA standards.
• Additional work: repaint steel canopies, exterior doors, install concrete splash blocks at downspout locations, and provide T&M provisions for any unforeseen sheathing or structural repairs.
