Loyal Heights Community Center Renovation (GCCM)

The City of Seattle is seeking a General Contractor/Construction Manager (GC/CM) for the Loyal Heights Community Center Renovation project. The project involves preconstruction services, building stabilization, architectural and programming upgrades, and construction services. The GC/CM will work with the City and its design team to provide preconstruction services, including cost estimating, value engineering, and constructability reviews. The project has a maximum allowable construction cost (MACC) of $16,000,000. The City is looking for a GC/CM with experience in similar projects and a strong track record of delivering projects on time and within budget. • The project includes building stabilization, electrification and decarbonization, interior improvements, and accessibility upgrades. • The GC/CM will be responsible for construction, subcontracting, coordination, and management of the construction process. • The project is subject to the City's Community Workforce Agreement and Priority Hire Ordinance. • The City is committed to maximizing equity and inclusion of women and minority-owned businesses in its contracts. • The project has a complex schedule and phasing, and the GC/CM will need to develop schedule and phasing options for consideration by the City.
