((Job Order Contract) Building Envelope Repair / Replacement

The El Paso Independent School District is seeking proposals from qualified contractors to provide building envelope repair, replacement, installation, maintenance, and related services at various district facilities. The scope of work may include repair or replacement of exterior walls, façade systems, sealants, waterproofing, windows, doors, exterior finishes, flashing, insulation, and associated components to maintain weather-tight, energy-efficient, and code-compliant building conditions. The contractor shall provide all labor, materials, tools, equipment, supervision, transportation, permits, testing, inspections, and incidentals necessary to complete the work in accordance with manufacturer specifications, applicable codes, industry standards, and District requirements. Some key points to consider: * The initial term of the contract will be for 2 years, with an option to extend for up to 3 additional years. * The contractor will be required to provide a performance bond and a payment bond, each in the full contract amount. * The contractor will be required to carry insurance coverage for builder's risk, workmen's compensation, comprehensive general liability, and automobile liability. * The contractor will be required to assign a competent full-time superintendent to the project. * The District reserves the right to accept or reject any or all proposals, to waive all minor technicalities and formalities, and to accept the proposal determined to be the most advantageous to the District.
