Description

The City of College Station is seeking statements of interest from for-profit and non-profit developers for projects that create affordable rental housing for low-income households in the City. The successful development team will own and execute the project, including planning, design, development, construction, and long-term management phases. The City will consider support of projects with proposed funding from various sources, including the Low Income Housing Tax Credit program and Community Development Block Grant funds. The Statement of Interest submittal should include information such as the name of the interested firm, site of proposed property, conceptual design, and demonstration of the firm's capability to finance the proposed development. • The City will give preference to a project that actively involves neighborhood stakeholders, does not contribute to an over-saturation of affordable housing in a neighborhood, demonstrates a high quality of design/construction, and demonstrates successful management of similar developments. • The City will consider support of one or more proposals for 9% Housing Tax Credits through the Texas Department of Housing and Community Affairs (TDHCA) in 2025 or other sources of funding. • The City will consider support of projects with proposed funding from other sources, including Community Development Block Grant funds and HOME Investment Partnership Program funds.

Budget estimate

$100,000 – $10,000,000

The estimated budget for this opportunity is between $100,000 and $10,000,000. The rationale behind this estimation is that the City is seeking support for projects with proposed funding from various sources, including the Low Income Housing Tax Credit program and Community Development Block Grant funds. The value of $100,000.00 is mentioned in the document, but it is unclear if this is the total budget for the project or just a portion of it. Additionally, the City will consider support of one or more proposals for 9% Housing Tax Credits, which could result in a higher budget. Factors that may influence the likely payment range include the number of units to be developed, the location of the project, and the level of funding required.
