Clarifications & Scope of Work Changes
Window Openings & Sealants:The contractor shall completely rake out, clean, prep, and caulk all window openings around the perimeter of the drum structure below the copper dome. This includes both the arched window openings and the square window openings. Sealant must be high-performance, exterior-rated, low-VOC, opaque and color-matched to the adjacent finishes.
Drum Window Paint & Prep:
Arched Windows: Provide full surface preparation, including scraping down to a sound substrate, priming, and painting of all historic wooden arched windows located in the drum.

Benjamin Moore
Sherwin-Williams
Or an approved equal submitted during the submittal period.
Patinated Copper Process:For all localized copper repairs or fabrications on the dome, the contractor must employ a specialized patination process. Any new copper elements must be pre-patinated or treated on-site using an industry-standard chemical weathering process to accurately match the existing aged, green-brown verdigris patina of the historic dome, avoiding any bright, unweathered copper surfaces.
Revisions to the Bid Form (Add Alternates / Line Items)While the primary contract scope remains the refurbishment and restoration of the historic copper dome structure, the Library District is requesting alternative pricing to evaluate the full scope of a total replacement.Bidders are required to provide a separate, dedicated pricing line item on theupdated Bid Form for the following itemized scope:
Complete Dome Replacement Alternate:Provide a comprehensive, all-inclusive lump-sum cost for the complete replacement in-kind of the copper dome roof system. This pricing must include total demolition, historic disposal, structural decking inspection, new underlayment, and the fabrication/installation of a brand-new copper dome system matching the exact architectural profiles of the original structure.

RFI #1 – Window Surrounds & Trims (Drum Windows)
Window Material Clarification: The 16 drum windows are painted wood.
Base Bid Scope: The Base Bid includes localized repair and refurbishment of the drum’s window surrounds, trims, flashings, and decorative copper components to ensure they are secure and weather-tight.
Replacement Policy: The Base Bid does not include a total replacement of these copper surrounds/components.
Unforeseen Deterioration: If significant deterioration, systemic failure, or the definitive source of water infiltration is discovered during construction that requires a total replacement of these components, this will be handled as additional work and will only be performed upon Owner authorization via an approved Change Order.
RFI #2 – Extent of Copper Dome RestorationThe intent of the copper dome restoration is to systematically examine all seams for structural and watertight integrity. Bidders should price the scope based on the following breakdown:

Alternate Scope (Full Replacement): Bidders must provide pricing for an Alternate Scope, which entails the complete removal and replacement of the entire dome, from the top of the drum upward.
