Coffman Memorial Union Renovations

The University of Minnesota is seeking a Construction Manager as Constructor to provide construction manager services for renovations to Coffman Memorial Union, located on the east bank of the Twin Cities campus. The project includes interior renovations and exterior envelope maintenance, with a construction budget of $26,000,000. The selected respondent will be expected to develop a project schedule and work plan, provide cost estimating and value engineering services, and establish a final scope of work and guaranteed maximum price. • The project scope includes renovations to the basement, ground, first, and fourth floors, with a focus on updating student gathering and study spaces, dining and food service, and the Campus Club. • The project is expected to start schematic design in July 2026 and start construction as early as fall 2027. • The University has established a construction budget for the Cost of the Work in the amount of $26,000,000. • The project is expected to contain multiple phases through the duration of the Work to support operations continuing through construction. • The selected Respondent will be expected to develop milestone dates with the owner and design team through the design process.
