The U.S. Army Corps of Engineers is seeking a private lessor to provide approximately 1,600 sq ft of non‑residential office space in Ottumwa, Iowa, to replace an expiring lease. The Government will evaluate proposals based on economic advantage, including rent, relocation costs, tenant‑improvement replication, telecommunications infrastructure, and potential downtime. The lease will include standard federal clauses covering subletting, maintenance, progressive occupancy, fire and casualty, compliance with law, alterations, and payment terms. The successful lessor must deliver space ready for occupancy, maintain the property, and provide a certificate of occupancy (or equivalent fire‑engineer report). The contract will incorporate numerous FAR/GSAR clauses governing payment, inspections, security, and reporting.
