The Cherokee Nation Businesses (CNB) is seeking a qualified General Contractor to demolish and fully fit‑out the 4th‑floor office space (≈ 18,868 SF) of the Williams Center Tower I in Tulsa, OK. The scope includes interior demolition, new metal‑stud walls with acoustic insulation, fire‑rated glass entry doors, a sound‑masking system, complete MEP coordination (including permits), a Panduit‑certified low‑voltage sub‑contractor for CAT‑6 data runs, fire‑alarm and suppression work through Elite, and restroom upgrades to match existing standards. Bids must be lump‑sum, include TERO compliance (0.5% fee and labor agreement), and meet a hard completion deadline of December 21, 2026.
