Description

The San Joaquin County is inviting qualified low-income housing developers to submit offers to purchase and develop or lease and develop approximately four acres of county-owned surplus land adjacent to Gianone Park in Stockton, California. The county seeks offers that deliver deed-restricted affordable housing consistent with local and state housing goals. The developer will be responsible for due diligence, planning, design, financing, construction, and long-term covenant compliance. The project will involve the construction of affordable housing units, with at least 75% of the units restricted to lower-income households. The developer will also be required to record and comply with the county's affordability covenant. • The project site is an approximately four-acre undeveloped county-owned parcel adjacent to Gianone Park in Stockton, CA. • The county's objective is to sell or lease the site to a qualified developer to construct affordable housing. • The developer shall be responsible for due diligence, planning/entitlements, design, financing, construction, lease-up or sales, and long-term covenant compliance. • The county may consider proposals including low-income housing tax credits, state HCD programs, and/or other public/private financing sources. • The developer will be required to prepare and implement a financing plan sufficient to achieve the affordability requirements.

Budget estimate

$10,000,000 – $50,000,000

The budget for this opportunity is difficult to estimate because the document does not provide a specific amount. However, based on the information provided, it appears that the project will involve the development of approximately four acres of land, which could result in a significant budget. The budget will depend on the type of development, the number of units constructed, and the financing terms. The county may consider proposals including low-income housing tax credits, state HCD programs, and/or other public/private financing sources, which could impact the budget. A rough estimate for the budget could be between $10 million and $50 million, considering the cost of land acquisition, construction, and other expenses. However, this is a very rough estimate and should be used as a rough order of magnitude.
