Description

The City of Farmers Branch, Texas, is seeking proposals from qualified development teams to partner in the redevelopment of multiple City-owned properties within the Station Area District. The goal is to create a vibrant, walkable Sports and Entertainment District that integrates hospitality, entertainment, dining, and mixed-use development. The selected development partner will work collaboratively with the City to implement a long-term development vision that enhances economic vitality, supports regional tourism, and creates a distinctive destination within North Texas. Key elements of the proposal should include a high-quality, destination-oriented mixed-use district, a hotel and event-oriented anchor, year-round activation, and a walkable, high-quality urban environment. • The development should prioritize walkability, connectivity, and exceptional urban design. • The City encourages integrated development concepts that support a high-energy, experience-driven environment. • Respondents should demonstrate experience in delivering projects of similar scale and complexity to the proposed development. • Proposals will be evaluated based on vision alignment, developer experience, financial feasibility, urban design quality, economic impact, and public-private partnership approach.

Budget estimate

$50,000,000 – $200,000,000

The budget amount for this project is not explicitly stated in the document. However, considering the scope and complexity of the project, which involves the redevelopment of multiple City-owned properties and the construction of a mixed-use district, the estimated budget amount could be substantial. A rough estimate could be in the range of $50 million to $200 million, depending on the final development plan and the costs associated with the construction of the various components, including the hotel, event-oriented anchor, and structured parking facility. Factors that may influence the likely payment range include the experience and qualifications of the development team, the quality of the proposal, and the level of public participation and economic development partnerships.
