Description
The United States Army Corps of Engineers (USACE) is seeking to lease approximately 5,417 gross square feet of retail space in Portland, Oregon for an Armed Forces Career Center. The lease term is for 60 months, and the space must meet specific requirements, including being located in a prime retail area with attractive surroundings, having a prevalence of modern design and/or tasteful rehabilitation in modern use, and being accessible by public transportation. The space must also meet Government requirements for fire safety, accessibility, seismic, and sustainability standards.
• The space must be on the ground floor and have a configuration that is conducive to an efficient layout.
• The space must have elevator access if it is above ground level.
• The Government requires a fully serviced lease, including base rent, CAM, utilities, and janitorial services.
• The space must meet Government requirements for Security, Fire Life Safety, and Handicapped Accessibility.
• The space must not be located in the 1-percent-annual chance floodplain.
• The space must have non-exclusive parking for government vehicles available 24 hours a day, 7 days a week.
