The U.S. Army Corps of Engineers is seeking a private lessor to provide approximately 1,580 sq ft of non‑residential office space in Hays, Kansas, to replace an expiring lease. The Government will evaluate proposals based on economic advantage, space suitability, and the lessor’s ability to meet lease terms, including rent, tenant‑improvement replication, relocation costs, and potential downtime. The lease will include standard federal clauses covering subletting, subordination, maintenance, progressive occupancy, fire‑damage provisions, and compliance with federal, state, and local laws. The successful lessor must deliver the space ready for occupancy, provide a valid certificate of occupancy (or equivalent engineering report), and accept periodic inspections. The contract will be paid monthly in arrears, with rent due the first workday of each month, and includes provisions for electronic funds transfer and prompt payment.
