The Santa Monica‑Malibu Unified School District is seeking a qualified Commissioning Agent (CxA) to provide full commissioning services for the new Samohi Phase 4A Student Services Building, a roughly 50,000 sf facility that includes classrooms, student‑service spaces, a black‑box theatre, and rooftop solar. The CxA will be responsible for all phases of commissioning—from reviewing the Basis of Design and Owner’s Project Requirements, through construction‑phase testing, start‑up, training, documentation, and warranty‑period performance verification. The work must comply with California Title 24, Part 6 and CHPS EE 3.0/3.1 criteria. • Scope covers HVAC, electrical, lighting controls, renewable energy, plumbing, fire/life‑safety, building envelope observations, and related controls systems. • Deliverables include a Commissioning Plan, functional test procedures, issue logs, training records, a Commissioning Record, and a Systems Manual. • The CxA will coordinate with the Lease‑Lease‑Back builder (Erickson‑Hall Construction) and must attend mandatory training sessions and provide post‑occupancy warranty testing.
