The University of Houston is seeking a Master Development Partner to deliver a transformative mixed-use district, The Quantum, on its main campus. The project will be a lifestyle center destination, integrating high-quality development with the University's academic mission and the needs of its diverse campus population. The selected developer will be responsible for financing, constructing, operating, and maintaining The Quantum, and will play a pivotal role in shaping the district's mix of uses, experiential qualities, and physical character. The project will be delivered through a public-private partnership, with the University making available the designated Quantum development area via a long-term ground lease. Some of the key features of the project include:
* A curated mix of restaurants, bars, lifestyle retail businesses, and a modern grocery anchor
* Housing options designed for the campus community
* Structured parking integrated into a highly walkable urban environment
* Green spaces, plazas, shaded courtyards, and pedestrian-focused streetscapes
* Indoor and outdoor recreation, performance and entertainment venues, and vibrant public gathering spaces
The University is looking for a developer who can deliver a cohesive, long-term master plan that integrates The Quantum into the existing campus fabric while introducing a next-generation mixed-use environment. The selected developer will be responsible for managing the design contract and process, obtaining all environmental, land use, landmarks review, and approvals, and construction permits for the project.
Some of the key requirements for the project include:
* The developer must demonstrate a strong sensitivity to campus context and ensure that the project reinforces the University's Campus Master Plan
* The developer must work with the University to determine the most beneficial plan for storm-water treatment and implement a surface parking and structured parking solution
* The developer must obtain all necessary permits and approvals for the project
* The developer must ensure that the project is delivered on time and within budget
