Description
The City of Fort Smith is soliciting bids for the complete demolition and site preparation of the substandard structures located at 419 North 20th Street (Lot/Block 7 & 8/79). The contractor must remove all building components, foundations, utilities, and septic systems, cap sewer lines, fill and compact the site, and complete cleanup within a tight 30‑day window after a start notice. The work is subject to strict environmental handling of asbestos, limited operating hours, and a 5% local preference clause.
• Full demolition to foundation level, including removal of footings, slabs, and driveways
• Utility disconnection, asbestos abatement, septic system removal, and proper disposal of all debris in an approved landfill
• Site fill and compaction to grade, with final cleanup required within 24 hours of City notice
• Mandatory insurance (minimum $1 M per coverage) and a demolition bond per Ordinance 4‑94
• Completion required within 30 calendar days; any delay may result in penalties or City‑performed cleanup
