Description

The City of Farmington is seeking a development partner for the redevelopment of a 3.2-acre city-owned property located at 107 W. Maple St. The property is zoned for mixed-use development and offers a unique opportunity for a public-private partnership. The city is looking for a partner with experience in multi-family residential or mixed-use real estate development, public-private partnerships, and structuring projects with conventional commercial debt, private equity, or layered public/private financing tools. The selected partner will work with the city to explore site feasibility, evaluate mixed-income and market-rate housing scenarios, refine site/architectural concepts, identify public/private capital sources, and establish a viable civil engineering strategy for the site's FEMA AE flood plain. • The city is offering flexible land transfer options, pre-development data sharing, local incentives, and regulatory support to support project viability. • The selected partner will be required to demonstrate experience in urban design, site planning, and creative civil engineering solutions for constrained sites. • The project must comply with the city's Unified Development Code (UDC) and FEMA AE flood plain mitigation regulations. • The city is looking for a partner who can deliver a high-quality, impactful development that aligns with local economic revitalization and quality-of-life goals.

Budget estimate

$1,000,000 – $10,000,000

The budget for this project is difficult to estimate, as the RFP does not provide a specific budget or payment amount. However, based on the scope of work and the city's investment in the project, it is likely that the budget will be in the range of $1 million to $10 million. The city's investment in the project, including the value of the land and the cost of infrastructure improvements, will likely be a significant factor in determining the budget. Additionally, the city's goal of achieving a high-quality, impactful development that aligns with local economic revitalization and quality-of-life goals may also impact the budget.
