Sale of Single-Family Market Rate Lot in Baker Subdivision

The City of Ames is seeking proposals from experienced single-family housing developers to purchase and develop single-family market rate lots in the Baker Subdivision. The subdivision is located in the City's first Neighborhood Revitalization Strategy Area and is the City's first geothermal residential development. The City is looking for proposals that meet the minimum development requirements, including constructing single-family homes that are compatible with the neighborhood character and creating a variety of housing choice styles. The proposal should include a description of the project, financing information, and a representative house plan and elevation. The City will evaluate the proposals based on factors such as house design and character, quantity of lots and timing, and purchase price. • The City is seeking to sell up to 6 lots in the Baker Subdivision. • The lots are zoned R-L (Residential Low Density) and are subject to covenants. • The City has an established citywide partial property tax abatement program for the construction of new owner-occupied housing. • Ames Electric offers rebates for certain electric equipment and appliances, including a whole-house design rebate for "net zero ready" full electric homes. • The proposal should include a statement that the proposal is firm for a period of not less than 60 days after the closing date of this request and through negotiations.
