Description
The Clackamas Web Academy is seeking a Construction Manager/General Contractor (CM/GC) for the renovation of their existing building. The project includes repurposing the west lower level into classroom space, demolishing the existing kitchen, adding restrooms, and converting the east lower level into a gymnasium. The project also involves extending the floor on the north mezzanine, creating a catwalk/bridge, and making minimal changes to the exterior of the building. The existing stairs and elevators will be retained, and space for MEP systems will be kept in the existing location.
• The project is currently in the pre-schematic design/feasibility study phase.
• The drawings for the project will be posted online on 04/15/2026.
• The building was originally built in 2003.
• The restaurant that previously occupied the property closed in February 2025.
• The MEP systems are currently operational but are towards the end of their life and are expected to be replaced.
• Construction is planned to begin in late summer 2026.
• The preconstruction process will start in mid-May and will proceed on an aggressive schedule.
• The project requires a change in building occupancy class.
• The city is not requiring any off-site improvements, but there will be bike racks and potential changes to the existing crosswalk.
• The classrooms are the most critical part of the project, and the owner is also excited about the gym.
• The exterior of the building will have minimal changes, including adding some windows and infilling removed openings.
• No changes will be made to the 3rd level of the project.
