The University of North Texas System seeks a qualified 501(c)(3) nonprofit finance entity to design and implement a tax‑exempt bond financing structure for a public‑private partnership that will deliver a new residence hall and Innovation Center on the UNT Denton campus. The selected firm will demonstrate prior experience with university‑based tax‑exempt financing, develop the financing framework, provide fee proposals, and support the University and its development partner (Core/Pinnacle) through bond issuance and related negotiations. • Demonstrated expertise in 501(c)(3) tax‑exempt bond financing for higher‑education or student‑housing projects. • Development of a comprehensive financing package (ground lease, credit enhancements, debt service reserve, etc.) and fee breakdown (up‑front, closing, ongoing). • Coordination with University, developer, and third‑party advisors (legal, audit, accounting) from pre‑development through construction and occupancy (target Fall 2029).
