RFP #26-004 Sale or Ground Lease, Demolition, and New Development of 144-145 Park Avenue

The City of League City is seeking proposals from qualified firms for the sale or ground lease, demolition, and new development of 144-145 Park Avenue. The proposal should include a generous offer to purchase or ground lease the property, a plan for a proposed project that will complement the surrounding area and stimulate activity in League Park and League City's Historic Downtown, and a proposed project that will include a combination of retail, eating and drinking, office, live entertainment, and/or hotel uses. The proposal should also demonstrate experience, track record, and capacity to complete similar projects, including financing, permitting, and construction. Key points to consider: • Demolition of 144-145 Park Avenue • Development of a new project that contributes to downtown revitalization, economic vitality, walkability, enhanced public use, and strategic economic development • Quality, vision, and design that complies with the City's Olde Towne District Development Requirements and Unified Development Code • Demonstrated experience, track record, and capacity to complete similar projects • Conveyance of approximately 25 feet of ROW on Main Street/FM 518 to the City of League City prior to the sale or ground lease and conveyance of the property
