Description

The City of Georgetown is seeking a Construction Manager at Risk (CMAR) for the Northlands Water Reclamation Facility project. The selected CMAR will work with the City staff and Engineer to ensure an efficient design approach and construction delivery of the project. The project includes the construction of a new greenfield wastewater treatment facility with an initial capacity of 1.5 or 3.0 million gallons per day, as well as the construction of a new lift station and offsite piping. The estimated construction budget is between $80 million and $160 million, and the project is expected to be completed by October 1, 2030. Key points to consider: • The CMAR will be responsible for pre-construction services, procurement services, and construction support services. • The project will be completed in multiple phases, with the first phase treating 1.5 or 3.0 million gallons per day. • The City is encouraging Offerors to propose an alternative schedule to provide for an earlier completion date. • The selected CMAR will be required to execute a Contract based on the City's Proposed Terms and Conditions. • The City reserves the right to reject any and all Proposals and to negotiate changes in the Scope of Work or services to be provided.

Budget estimate

$100,000,000 – $200,000,000

Based on the estimated construction budget of $80 million to $160 million, the total budget for this project could range from $100 million to $200 million, considering the CMAR fee, construction support costs, and other expenses. The actual budget will depend on the final construction costs, the CMAR fee percentage, and other factors.
