Description

The City of El Cajon is seeking a qualified contractor to execute a comprehensive tenant‑improvement project at 405 E Lexington Avenue. The scope includes complete roof replacement (flat‑roof TPO membrane and sloped shingle roof), removal and installation of roof‑mounted HVAC units, extensive interior demolition and fit‑out (new partitions, doors, finishes, electrical, low‑voltage, plumbing, fire‑sprinkler coordination), ADA‑compliant accessibility upgrades, site‑work such as motorized gate installation, curb and sidewalk construction, and storm‑water BMP implementation. The contract is estimated at roughly $950 K and requires a 10 % bid bond, performance and labor‑material bonds, and compliance with prevailing‑wage, SAM registration, and extensive insurance requirements. • Roof & HVAC replacement (TPO membrane, new rooftop units) • Interior build‑out: partitions, ceilings, MEP, fire‑sprinklers, ADA upgrades • Exterior improvements: motorized gate, decorative metal fencing, paving, storm‑water controls • Mandatory 80‑working‑day construction schedule with liquidated‑damage penalties • Full compliance with California Building, Energy, Fire, and ADA codes, plus federal ARPA funding clauses.

Budget estimate

$800,000 – $1,100,000

The solicitation lists an estimated project value of $950,000. Considering the scope (roof, HVAC, interior fit‑out, ADA, site work) and typical contractor margins (8‑12 %), the expected net earnings for the prime contractor are likely between $800,000 (lower‑end, assuming tighter margins or significant subcontracting) and $1,100,000 (higher‑end, assuming full‑scope execution with limited subcontracting). Factors influencing the range include the chosen subcontractors, material cost fluctuations, and any change orders during construction.
