Description

This Invitation for Bid (IFB) calls for a contractor to perform comprehensive wildlife exclusion and ceiling system restoration at two campus buildings (Annex B and Annex C). The work includes installing continuous stainless‑steel perimeter barriers, securing crawlspace openings, screening vents, installing temporary exclusion devices, and then replacing all ceiling tiles and repairing the suspended ceiling grid. Additional structural repairs (roof, soffits, siding, gutters, doors, windows, attic and crawlspace components) are required to return the buildings to a condition equal to or better than pre‑damage. The contractor must provide all labor, materials, equipment, disposal, and comply with OSHA, local codes, and PGCC safety requirements, while coordinating with PGCC Facilities Operations to minimize campus disruption. • Install ~420 ft of perimeter barrier at Annex B and ~643 ft at Annex C using 24‑in high Type 316 stainless‑steel woven wire cloth. • Provide crawlspace door, jamb framing, and heavy‑gauge vent screening. • Install temporary exclusion traps and plywood barriers, then remove them after wildlife removal. • Replace all ceiling tiles with commercial‑grade white mineral‑fiber lay‑in panels (2 × 4 ft) and repair/replace damaged grid components. • Perform structural repairs to roof, soffits, fascia, siding, gutters, doors, windows, insulation, and other components damaged by wildlife or moisture. • Conduct joint inspections, generate punch‑list items, correct deficiencies, and submit warranty and close‑out documentation.

Budget estimate

$250,000 – $600,000

The scope involves extensive material procurement (stainless‑steel mesh, ceiling tiles, structural lumber, sealants), multiple trades (carpentry, metalwork, ceiling grid specialists), and substantial labor hours for demolition, installation, and inspections across two buildings. For similar campus renovation projects, total contract values typically range from $250,000 to $600,000 depending on site conditions, material grades, and contingency allowances. Therefore, a reasonable estimate for this IFB is between $250 k and $600 k.
