Description

The City of Georgetown is seeking a Construction Manager at Risk (CMAR) for the construction of the Three Forks Water Reclamation Facility. The selected CMAR will work with the City staff and Engineer to ensure an efficient design approach and construction delivery of the project. The project includes the construction of a new greenfield water reclamation facility with an initial treatment capacity of approximately 5 to 7 million gallons per day (MGD) and a potential expansion to 24 MGD in the final phase. The CMAR will be responsible for providing pre-construction and construction phase services, including design phase services, project schedule, risk register, design reviews, constructability, and value engineering. • The estimated construction budget is between $240,000,000 and $400,000,000. • The City assumes an estimated cost of the work of $300,000,000 for proposal pricing and evaluation purposes. • The construction period is assumed to be 48 months from notice to proceed to substantial completion. • The City requires final completion of the project no later than March 1, 2031. • The CMAR will be selected based on a weighted criteria evaluation process, including technical evaluations, cost evaluation, and oral interviews.

Budget estimate

$7,200,000 – $20,000,000

The estimated construction budget for the project is between $240,000,000 and $400,000,000. Assuming a typical construction management fee of 3-5% of the total construction cost, the potential budget for the CMAR could be between $7,200,000 and $20,000,000. However, this is a rough estimate and the actual budget may vary depending on the specifics of the project and the CMAR's proposal. Factors influencing the likely payment range include the complexity of the project, the level of competition, and the CMAR's experience and qualifications.
