CMAR for Granville Arts Center Renovation

The City of Garland is seeking a Construction Manager at Risk (CMAR) for the Granville Arts Center Renovation project. The selected CMAR will provide preconstruction and construction management services, including participation in weekly design meetings, development of a comprehensive phasing plan, and preparation of a Guaranteed Maximum Price (GMP) proposal. The project involves modernizing performance spaces, replacing major building systems, enhancing accessibility, and strengthening the facility's role as a downtown cultural anchor. The CMAR will be responsible for managing all aspects of the work, including on-site management, supervising subcontractors, and maintaining daily coordination with the City and Design Team. Key aspects of the project include: • Preconstruction services, including phasing plan development and cost estimating • Subcontractor procurement and management • Construction phase services, including on-site management and daily coordination • Project team and resumes, including project manager, superintendent, and scheduler • Preconstruction services lump sum fee and CMAR fee • References and past performance The City has established a total project budget of $25 million, including design, FF&E, contingencies, and owner costs. The construction budget is approximately $21 million, representing the Cost of the Work plus the CMAR Fee under a Guaranteed Maximum Price (GMP).
