Irwin Creek WRF- Research & Development Workspace Improvement Project

The City of Charlotte is seeking a qualified firm to evaluate an existing building and provide comprehensive design services to convert the space into a research and development (R&D) facility. The scope includes condition assessments, layout planning for labs and offices, full architectural/structural/mechanical/electrical/plumbing design, utility coordination, ADA improvements, and preparation of permitting and bid documents. The project’s estimated total value is $800,000, and the contract will be awarded on a “not to exceed” basis. • Conduct existing conditions assessment of building structure, systems, and utilities. • Develop detailed facility layout for R&D labs, pilot space, offices, break areas, and restrooms. • Provide full design services (architectural, structural, MEP) and utility coordination, including ADA upgrades and permitting documentation.
