Description

The City of Phoenix is seeking a qualified Construction Manager at Risk (CMAR) to provide preconstruction services and complete construction services for the Cactus Park Precinct (GO Bond) Construction Manager at Risk Services project. The selected CMAR will work as a team with the designer of record and City staff to ensure an efficient design approach for the project. The project involves constructing a new state-of-the-art police precinct campus, including a main precinct building, support operations facility, site infrastructure, and all associated improvements. The estimated construction cost is $18 million. The CMAR will be responsible for construction means and methods, and will be required to solicit bids from prequalified subcontractors to perform the work using the City’s subcontractor selection process. • The project site is located at 3035 W. Thunderbird Road, Phoenix, AZ 85053. • The new campus will be located on a 12.5-acre co-location site shared with a future Phoenix Fire Department facility. • The campus will include a main precinct building of approximately 4,100 square feet with an attached firearms training facility, a covered fuel island, secure parking areas, site security infrastructure, and green stormwater features. • The design will incorporate provisions for future expansion to accommodate long-term growth in the Cactus Park service area. • The project is funded through the City of Phoenix 2023 General Obligation Bond Program and will be delivered through multiple Guaranteed Maximum Price/Proposals.
