The contractor must supply all labor, materials, equipment, insurance, and sub‑contractors to complete electrical, HVAC, waterproofing, interior and exterior construction, fire‑alarm, and historic‑preservation work, adhering to Maryland building codes, historic‑preservation standards, and OSHA requirements. The contract is limited to $100,000 and runs for 90 calendar days.
• Replace 100 A service panel with a 150 A panel and add new circuits for a range, HVAC, and fire‑alarm system.
• Install five wireless smoke/CO detectors, three‑way lighting switches, and a new kitchen range receptacle.
• Provide a two‑zone mini‑split heat‑pump system for the living room and a separate cooling‑only unit for the upstairs bedroom; apply for state HVAC rebates.
