The National Park Service is seeking proposals to lease three historic properties—Sirna Studio, Ahearn House, and Jedidiah Higgins House—located within the Cape Cod National Seashore. The lease can cover any one, two, or all three properties, with a term of ten to twenty years, and requires the lessee to undertake significant historic‑preservation‑compliant improvements, pay fair‑market‑value rent (ranging from $9,960 to $51,246 annually), and meet extensive environmental and maintenance standards. Preference will be given to proposals that include all three properties and demonstrate strong financial and historic‑preservation capability.
• Lease properties for private residence, artist studio, residential rental, or short‑term rental (STR).
• Initial “as‑is” condition; lessee must fund and manage extensive structural, mechanical, and historic‑preservation upgrades.
• Annual rent must meet FMV, with optional percentage rent based on gross revenue; lease term 10‑20 years, CPI‑adjusted.
• Detailed financial statements, credit reports, and historic‑preservation plans required.
• Site tours by appointment only; proposals submitted electronically by 5 PM EST/EDT on 1 Nov 2026 (rolling weekly thereafter).
