Description
The VA is seeking lease proposals for a new office/medical‑clinic facility in Las Vegas, Nevada. The space must be contiguous, between approximately 23,700 – 27,300 ABOA sq ft, meet modern building standards, provide 90 – 120 parking spaces (including VA‑reserved and ADA spaces), and comply with ENERGY STAR, high‑seismic, accessibility, fire‑life‑safety, and security (Facility Security Level II) requirements. The lease term is 20 years (10 years firm term with a 90‑day termination right thereafter). A tenant‑improvement (TI) allowance of $350 per ABOA sq ft is available, to be used for interior build‑out per VA‑approved design‑intent drawings. Proposals must be submitted electronically by 4:30 PM PT on November 16, 2026. Evaluation will be “Best Value,” considering space layout, site quality, parking, maintenance response, past performance, and price.
