The lease will be a ten‑year firm term with two optional five‑year renewals, requiring a “warm‑lit” shell and compliance with federal fire‑safety, accessibility, seismic, and sustainability standards. The government will evaluate proposals based on rent, operating costs, relocation expenses, and potential downtime.
