Description
The U.S. Department of Veterans Affairs (VA) is seeking expressions of interest for a Community Based Outpatient Clinic (CBOC) replacement lease in Portsmouth or Newington, NH. The VA requires approximately 4,500 to 8,700 American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Occupant Area (ABOA) square feet of medical/clinical office space. The lease term is 15 years with 5 years firm term and 10 years soft term. The space must be handicapped accessible, ADA compliant, and meet federal and local government requirements for fire safety, physical security, accessibility, seismic, and sustainability standards.
Some key requirements include:
* The space must be located on no more than one floor and be contiguous.
* If the space is not on the ground floor, a minimum of two elevators must be provided.
* The building must have metro-ethernet data and voice communication circuits available.
* Parking must be contiguous and adjacent to the building, with a minimum of 3 handicapped accessible spaces and 1 handicapped van accessible space.
* The offered site must be within the delineated area of the city limits of Portsmouth, NH or Newington, NH.
