Town of Nantucket Municipal Modular Housing

The Town of Nantucket is seeking qualified responders to submit proposals for the construction services for construction/installation of new modular housing units at the location of 15 Waitt Drive, Nantucket, MA 02554. The project consists of all services required to complete and deliver the design, prefabrication, site assembly, and/or installation of a modular building, associated site work, and selective demolition of the existing building to support construction of the new structure. The selected proposer will be required to pay Massachusetts Prevailing Wage for all work performed at the building site. The contract begins June 1, 2026, and expires May 31, 2028. The estimated cost of the work is approximately $7M. • The project includes the design, prefabrication, site assembly, and/or installation of a modular building, associated site work, and selective demolition of the existing building. • The contractor is responsible for the preparation of the site for construction of the foundation, including excavation, construction of the foundation, back-fill to the foundation, installation of on-site drainage, and preparation of the lot required for delivery of the modular building to be assembled. • The contractor must complete the hook-up to the water and sewer utilities already located at the site and coordinate the connection of the permanent gas and electric services, as provided by the owner, to the structure. • The selected proposer is required to provide proof of insurance, including Worker’s Compensation, Liability, and Automobile Liability insurance. • The proposer must also provide a bid deposit of five percent (5%) of the amount of the base bid.
