Description

The City of Tampa is seeking proposals for the redevelopment of several key properties in the Central Business District, including the Royal Street Parking Lot and Army/Navy Store Site. The project aims to provide high-density, attainable housing within a mixed-use, transit-oriented development. The selected developer will be required to provide a minimum of 800 total dwelling units, with at least 30% of the units being affordable for households earning up to 80% of the Area Median Income. The development must also include non-residential uses, such as commercial space, and provide a minimum of 15,000 square feet of publicly accessible space. The project will be evaluated based on several criteria, including the housing plan, transportation and infrastructure plan, sustainability and resiliency features, and previous project financing. • The project includes properties owned by the City of Tampa and the Community Redevelopment Agency. • The development must provide a minimum of 28 bedrooms for conservatory housing. • The project must comply with the City of Tampa's rules, regulations, and ordinances pertaining to sustainable development. • The developer must provide a detailed phasing plan, including the specific development program and proposed infrastructure improvements. • The project must be completed within seven years of the date of City Council approval of the development agreement.

Budget estimate

$50,000,000 – $200,000,000

The budget for this project is likely to be substantial, given the large scale of the redevelopment and the requirements for high-density housing and mixed-use development. A rough estimate for the budget could be in the range of $50 million to $200 million, considering the costs of land acquisition, construction, and infrastructure development. However, this is a very rough estimate and the actual budget could be higher or lower, depending on various factors such as the specific development plan, financing arrangements, and market conditions.
