The General Services Administration (GSA) is seeking to lease office space in Knoxville, TN. The required space is approximately 11,389 square feet, with 19 reserved and secured parking spaces for Government Owned Vehicles. The lease term is 15 years, with a firm term of 13 years. The space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards. The building should be a modern quality building with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials. The space should allow for an efficient layout and office workflow, with few or no columns or other building or architectural obstructions. • The space must provide maximum flexibility for systems furniture placement. • ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. • The agency shall not be located within 200 walkable feet of day care centers, senior centers, schools, hospitals, and religious/rehabilitation/social service centers. • The agency requires a method to allow detainees into the building, such as a secured sally port, loading dock, private stairwell, or elevator for detainee transport. • Secured and fenced parking, with an automatic vehicular gate, is required in accordance with the agencies' parking requirements.
