Construction Management at Risk Services - Justice Center & North St Gateway

The Cherokee County Board of Commissioners is seeking a Construction Manager at Risk (CMAR) for the Justice Center Expansion and North Street Gateway Development projects. The CMAR will provide pre-construction and construction management services for the projects, which include a new multi-story addition to the Justice Center and a mixed-use development with retail, office, and residential spaces. The CMAR will be responsible for managing the construction process, ensuring compliance with the project schedule and budget, and coordinating with the Owners, Design Professional, and other consultants. • The project includes a new multi-story addition to the Justice Center and a mixed-use development with retail, office, and residential spaces. • The CMAR will provide pre-construction and construction management services for the projects. • The CMAR will be responsible for managing the construction process, ensuring compliance with the project schedule and budget. • The project has a preliminary construction cost limitation of $24.7M for the Justice Center renovation and $30M for the new addition. • The project is expected to be completed in three phases, with the first phase beginning in late Q2/early Q3 2026.
