CMAR for Expansion and Renovation of the Community Activity Center

The Town of Flower Mound is seeking a qualified Construction Manager‑at‑Risk (CMAR) to lead the design‑assist and construction of a major expansion and renovation of its Community Activity Center, including a new indoor commercial swimming pool, gymnasium, fitness areas, and outdoor amenities. The CMAR will provide cost estimating, scheduling, constructability reviews, procurement, subcontractor management, and delivery of a Guaranteed Maximum Price (GMP) through to substantial completion. The project budget is approximately $32 million, with construction slated to begin Fall 2027 and finish Spring/Summer 2029. • Scope: ~34,400 SF renovation + ~55,000 SF new indoor recreation space + ~7,500 SF outdoor patio/concessions. • Services: “Live” estimating, GMP development, design‑construction coordination, subcontractor bidding, schedule of values, safety/quality management, and phased warranty turnover. • Mandatory pre‑bid meeting 09/01/2026; questions due 09/08/2026; final bid due 09/15/2026. • Required bonds, prevailing‑wage compliance, and use of AIA A133 contract.
