The Department of Agriculture (USDA) is seeking expressions of interest to lease space in Stuart, Virginia. The minimum required square footage is 2,492 ABOA, and the maximum is 2,617 ABOA. The space should be office and related space, with at least one reserved parking space and 11 non-reserved parking spaces. The lease term is 20 years, with a firm term of 10 years and termination rights of 120 days. The space must meet government requirements for fire safety, accessibility, seismic, and sustainability standards.
• The space offered should have pull-through capabilities and not be obstructed by adjacent buildings or tenant usage.
• Paved road access to accommodate a loaded semi-truck and trailer is required.
• The space offered should be in a professional office environment, with no living quarters within the building.
• The space offered should not be adjacent to a tenant or business whose primary operation is the sale of alcoholic beverages, firearms, or drug treatment/detention facilities.
• Subleases are not acceptable.
• First-floor space is preferred, with office space being contiguous and on one floor.
• The government will have access to the space 24/7, with normal hours of operation from 6:00 AM to 6:00 PM, Monday through Friday.
