Eddy Hall Renovation

The University of Minnesota is seeking professional design services for the renovation of Eddy Hall, located on the east bank of the Twin Cities campus. The scope of the project includes an extensive interior gut and remodeling of all floors, replacing mechanical and electrical building systems, adding fire suppression and alarm systems, repairing and rehabilitating the brick structure, replacing the roof, and upgrading to meet accessibility requirements. The selected respondent will perform the work for a fixed, lump sum fee that includes all costs necessary to complete the work. The project is expected to be completed by September 1, 2028, with substantial completion of construction by that date and the College of Education and Human Development (CEHD) moved in and operational prior to Spring Semester 2029. • Key aspects of the project include: • Renovation of Eddy Hall, a 26,575 GSF building • Interior gut and remodeling of all floors • Replacement of mechanical and electrical building systems • Addition of fire suppression and alarm systems • Repair and rehabilitation of the brick structure • Replacement of the roof • Upgrades to meet accessibility requirements • Completion of the project by September 1, 2028 • Substantial completion of construction by September 1, 2028 • CEHD moved in and operational prior to Spring Semester 2029
