Description
The U.S. Government is seeking office space in Independence, Ohio. The space must be located in a prime commercial office district with attractive surroundings and a prevalence of modern design. The space should be approximately 5,716 to 6,287 square feet and have a rental rate of $60.67 per usable square foot. The lease will be for a term of 10 years, with 5 years as the firm term and an option for an additional 5 years. The Government requires a fully serviced lease, including all utilities, janitorial supplies, and tenant alterations.
• The space must be contiguous and on one floor.
• The space must have a minimum of 14 parking spaces available on-site.
• The space must be accessible by public transportation.
• The space must meet all Government requirements for security, fire life safety, and handicapped accessibility.
• The space must be available for occupancy by August 1, 2026.
