JOC for Facility Modifications, Repair and Maintenance

The City of Tucson is seeking a contractor to provide facility modifications, repairs, and maintenance services. The contract has a term of two years with three one-year renewal options. The estimated budget for the first year is $4,000,000. The contractor will be responsible for providing labor, materials, and some design services relating to the modifications, additions, improvements, and necessary tenant space revisions at various City buildings and facilities. The contractor will be paid based on a fixed fee or Guaranteed Maximum Price (GMP) for each project. The City reserves the right to undertake performance by City forces or other contractors, the same type or similar work as contracted for herein, as the City deems necessary or desirable. • The contractor will be required to hire licensed Architect/Engineering consultants for purposes of design, construction drawings, and specifications for various types of building modifications. • The contractor will be responsible for obtaining and paying for building permits if required. • The contractor will be required to verify all existing conditions and dimensions of repair work areas. • The contractor will be responsible for coordinating all Special Conditions and Special Inspections as required by the City on a per project basis. • The contractor will be required to comply with regulations of authorities having jurisdiction and safety standards for cleaning. • The contractor will be required to remove waste materials from the site and dispose of them in a lawful manner.
