The Banks County Board of Education is seeking qualified construction‑management firms to act as Construction Professionals (CM‑at‑Risk) for major renovations to the Banks County Primary and Elementary Schools. The scope includes pre‑construction services (cost estimating, value engineering, scheduling, constructability reviews) and construction‑phase management of HVAC replacement, roof TPO membrane installation, and related exterior envelope work. The contract will be an actual‑cost plus fee arrangement with a Guaranteed Maximum Price (GMP). The project budget is preliminarily set at $5 million, with construction scheduled to start June 2027 for the Primary School and June 2028 for the Elementary School, each to be substantially complete by August of the same year. A mandatory pre‑proposal conference on 16 Sep 2026 will include a site tour. Firms must demonstrate bonding capacity, appropriate insurance, Georgia contractor licensing, and safety/EMR standards.
