Description
The Department of Veterans Affairs is seeking a lease for a minimum of 5,410 to a maximum of 5,500 square feet of contiguous space in St. Thomas, U.S. Virgin Islands. The lease term will be 10 years, with a firm term of 5 years and government termination rights. The space must be located in a modern quality building with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition. The building must have a minimum of 12 surface/outside parking spaces reserved for the exclusive use of the government. The lease will be a fully serviced, turnkey lease with rent covering all lessor costs, including shell upgrades, tenant improvements, operating costs, real estate taxes, and security upgrades.
• The space must be located in a prime commercial office district with attractive, prestigious, and professional surroundings.
• The building must have a modern design and/or tasteful rehabilitation in modern use.
• The space must have an efficient layout, with a prevalence of modern design and/or tasteful rehabilitation in modern use.
• The building must meet various requirements, including those related to accessibility, fire protection and life safety, and energy efficiency.
• The lessor must provide tenant improvements, including design and build-out of the space, and must be compensated for these costs based on turnkey pricing established under the lease.
