Request for Qualifications - Construction Manager at Risk (RFQu-CMAR) - Campus Master Plan - Complete Reconstruction of Fourth Street Campus

Coconino Community College is seeking a Construction Manager at Risk (CMAR) firm to provide pre-construction and construction services for the Campus Master Plan - Complete Reconstruction of the Fourth Street Campus. The project involves redeveloping the College’s Fourth Street Campus into a comprehensive, future-focused, multi-purpose educational and community-supporting facility. The new campus will include specialized Career and Technical Education (CTE) labs, general classrooms, collaborative learning environments, dedicated community gathering areas, and flexible-use spaces designed to adapt to evolving workforce and instructional demands. • The CMAR will be responsible for design phase construction management (pre-construction) and construction services. • The CMAR will begin in an agency support role for design phase services and assume the risk of delivering the project through a guaranteed maximum price (GMP) contract. • The CMAR will be responsible for construction means and methods and will be required to solicit bids from pre-qualified subcontractors to perform the work using the Owner’s subcontractor selection process.
