Description

The Village of Estero is seeking a development partner for a ±32-acre mixed-use development project located north of the Estero River. The project aims to create a vibrant, walkable community with residential, commercial, and recreational spaces. The Village is open to various partnership structures, including land sale, long-term ground lease, concession agreement, revenue share, and design-build-finance-operate-maintain (DBFOM) models. The development should include single-family homes, multifamily residential buildings, ground-floor retail and commercial uses, and structured parking solutions. The Village's objectives include generating long-term revenue, stimulating private development, increasing property values, supporting employment, and enhancing Estero's reputation as a desirable residential destination. • Single-family homes with Old Florida architectural style • Multifamily residential development with mid-rise or structured residential buildings • Ground-floor retail and commercial uses, including neighborhood-serving retail and service tenants, food and beverage establishments, and professional and lifestyle-oriented commercial space • Active street-level frontage to promote walkability • Connection to the Bonita Estero Rail Trail (BERT) and the Estero River Park

Budget estimate

$50,000,000 – $150,000,000

The budget for this project can be estimated based on the land value, development costs, and potential revenue streams. Assuming the 32-acre land is valued at around $10 million to $20 million, and the development costs for a mixed-use project could range from $50 million to $100 million, the total investment could be around $60 million to $120 million. The Village's objectives include generating long-term revenue, which could come from land sales, ground leases, or revenue-sharing agreements. A reasonable estimate for the budget could be in the range of $50 million to $150 million, considering the potential revenue streams from residential and commercial developments, as well as the long-term appreciation of the property value.
