The U.S. General Services Administration (GSA) is soliciting competitive lease proposals for a fully‑finished, optionally‑furnished administrative office space in downtown Philadelphia, PA. The required area is 45,000–47,250 ABOA square feet, with specific allocations for open workspaces, private offices, break room, mail storage, conference/training room, secure storage, admin rooms, a secure vestibule, and a 24/7‑cooled server room. The lease term is 5 years (3 years firm), with an amortization term of 3 years for tenant improvements and building‑specific capital. The Government cannot occupy the premises before July 2027. The space must meet Facility Security Level II, provide three reserved government vehicle parking spaces, and have loading dock and freight elevator access. The solicitation will be evaluated on a lowest‑priced, technically acceptable (LPTA) basis via the GSA Leasing Portal (RLP # 26NAT02). Offers must include scaled floorplans, ownership authorization, and marketing materials; optional furniture may be offered at no cost to the Government.
