The work includes demolition of an existing C‑Block recreation space, grading, installation of concrete‑paved recreation spaces, storm‑water drainage systems, fencing, gates, utility connections, and related site improvements. The contract is a general‑contract award with an estimated base value of $2,267,469 and two optional alternates of $170,000 each, with a 270‑day schedule for substantial completion. • Demolition of existing C‑Block recreation area and preparation of the site for 22 new outdoor recreation spaces (18 new in C‑Block, 4 remaining in R‑Block). • Earthwork, grading, concrete paving, turf/grass installation, storm‑water pipe (ADS Duraslot XL) and utility work, plus 10‑ft chain‑link fencing with multiple gate types. • Mandatory compliance with Ohio domestic‑steel requirements, prevailing‑wage rules, EDGE 5 % participation goal, and a State‑approved drug‑free safety program. • Bids submitted electronically via BidExpress; bid guaranty of 10 % of the contract sum required, with original guaranty to be delivered within 3 business days after the deadline.

Budget estimate

$150,000 – $300,000

The contract’s base award is $2,267,469 with two optional $170,000 alternates, yielding a potential total of roughly $2.6 M. Assuming a typical contractor net profit margin of 5‑10 % for institutional construction, the client could expect earnings between about $150,000 (≈5 % of the base) and $300,000 (≈10‑12 % of the total including alternates). Factors influencing the final budget include the award of alternates, change‑order volume, efficiency of schedule execution, and compliance costs (e.g., EDGE participation, domestic‑steel sourcing, and drug‑free program enrollment).
