• Use spot‑free reverse‑osmosis heated water, detergent, brushes, squeegees, and soft cloths; recover 100 % of wastewater on‑site and dispose per regulations.
• Perform washes after‑hours (Mon‑Fri 4‑8 PM; Sat‑Sun 8 AM‑12 PM), with at least 24 h notice and 4 h notification before start.
• Provide all labor (two‑person crew), equipment, insurance, and required disclosures (Northern Ireland, wage‑theft) with the bid.
• Penalties for late arrivals ($200 short‑payment) and strict weather/temperature constraints (no washing ≤ 32 °F or when raining).
