Description

The Village of Estero is seeking qualified development partners to collaborate on the master planning, development, financing, and long-term operation of a 32-acre Village-owned site located north of the Estero River. The initiative aims to transform publicly owned land into a vibrant, walkable mixed-use development that strengthens the surrounding waterfront and entertainment areas while expanding the Village's long-term economic base. The project may include single-family homes, multifamily residential development, ground-floor retail and commercial uses, and other revenue-generating uses. The Village is open to a range of partnership structures and seeks a financially sustainable development model that delivers measurable public benefits and establishes durable long-term revenue streams. • Development of a 32-acre mixed-use site • Creation of a walkable, river-oriented environment • Inclusion of residential, retail, and commercial spaces • Emphasis on connectivity, outdoor gathering areas, and continuous activity • Goal of delivering a lasting community asset that enhances quality of life and economic vitality

Budget estimate

$10,000,000 – $50,000,000

The budget for this project is difficult to estimate due to the lack of specific information on the project's budget and the Village's expected return on investment. However, considering the project's scope and the Village's goals, it is likely that the budget will be in the tens of millions of dollars. The Village is seeking a development partner to collaborate on the master planning, development, financing, and long-term operation of the site, which suggests that the project will require significant investment. Additionally, the project's goal of delivering a lasting community asset that enhances quality of life and economic vitality suggests that the Village is expecting a substantial return on investment. Factors that may influence the likely payment range include the project's size, complexity, and location, as well as the Village's negotiation with the development partner.
