The project involves the construction of a new 24,900 square foot, two-story building that will serve as a psychiatric health facility and crisis stabilization unit. The selected CMAR firm will be responsible for providing preconstruction services, including design, permitting, and Guaranteed Maximum Price (GMP) development, as well as construction services. The project is expected to start in September 2026 and be completed by April 2029. • The CMAR firm will be responsible for managing the construction process, including subcontractor selection, scheduling, and coordination. • The firm will also be responsible for ensuring that the project is completed within the established budget and timeline. • The County of Humboldt is seeking a firm with experience in managing complex construction projects, particularly those involving psychiatric health facilities. • The selected firm will be required to provide a detailed project plan, including a schedule, budget, and quality control plan. • The firm will also be required to provide regular progress reports and to coordinate with County staff and other stakeholders throughout the project.

Budget estimate

$20,000,000 – $30,000,000

The estimated budget for this project is between $20,000,000 and $30,000,000. This estimate is based on the County's current estimate for the Direct Cost of the Work, which is $25,000,000. The selected CMAR firm will be responsible for providing a Guaranteed Maximum Price (GMP) proposal, which will include all costs associated with the project, including construction, subcontractor fees, and other expenses. The County of Humboldt has also mentioned that the project includes both pre-construction services and construction services, and the procurement method for the Construction Phase is commonly known as “Construction Manager at Risk with Guaranteed Maximum Price.”
